The city's short-term rental ordinance separates residential property rented for fewer than 30 days into two categories: Type 1 and Type 2. Type 1 requires an owner or occupant to occupy the residence for at least nine months of the year. There is no cap on the number of Type 1 short-term rentals allowed in the city. Type 2 does not require a permanent resident and allows for the residence to be used as a full-time short-term rental. Only 475 Type 2 rentals are permitted citywide. The city defines a short-term rental as a residence being leased out for fewer than 30 days.
